ONE MARKET. VERY DIFFERENT SPEEDS.
The latest Orange County Housing Report makes one thing clear: this is not a uniform market. It is a spectrum. Some homes are moving quickly. Others are taking much longer. And the difference comes down to price point, property type, and how well a home aligns with today’s buyer expectations.
Yet countywide numbers only tell part of the story.
COUNTYWIDE SNAPSHOT:
→ Active listings: 4,206 homes, up 6% in recent weeks
→ Demand: 1,584 pending sales, leveling after a spring peak
→ Expected Market Time: 80 days across Orange County
→ Detached homes moving faster than attached
→ Luxury homes requiring more time and patience
Inventory is rising as we move deeper into the spring market, while demand has begun to flatten slightly. On paper, that points to a slower pace. But that slowdown is not consistent across the board.
Lower and mid-range homes—especially detached—are still seeing strong activity when priced correctly. As price points rise, the market begins to slow, with luxury homes requiring more patience and more precise positioning. Property type matters too. Attached homes are moving more slowly, as buyers weigh rising HOA costs and overall affordability.
But the real shift is happening in how buyers are making decisions.
In the coastal communities of San Clemente, Dana Point, and San Juan Capistrano, buyers are active, but highly selective. Move-in-ready homes are attracting the most attention and often commanding stronger pricing. Homes that require work are facing more resistance, taking longer to sell, and seeing increased negotiation.
Buyers today are factoring in more than just the purchase price. They are weighing time, cost, and the reality of taking on a remodel in today’s environment. That is creating a clear divide in the market.
